What is the benefit? - You save hours every week because there are no more manual calculations using excel - You are able to move quickly on great deals instead of not doing the analysis because you were dreading it. Who is it for? - For investors who like to analyze many properties a day and don't have the time. - For investors who invest in markets where properties can change value from block to block and it is not easy to know by just eyeballing. - For investors who are looking to build passive income through cash flow from rental properties. How does it work? 1) Add the extension to Chrome, click the puzzle icon and pin the extension(or it won't show!) 2) Right click and click options and enter your pre-defined values for variables such as vacancy, capex/repairs, property management. interest rate, loan term etc. 3) Go to Zillow and find a listing that you like and click the extension icon. 4) Extension will extract the values from the listing like purchase price, rent, property taxes and show you the cash on cash return. You can change the sliders to find the right offer price. 5) If you like the numbers, you can add the property to your funnel, by copying the values and pasting them in your tracker.(right now I use Google sheets for tracking) What problem are we solving? I had filters setup on Zillow, Redfin and Realtor to notify me of any new listing in my market. I would get tens of emails everyday and then I would use my excel calculator to analyze them, which was a tedious process of going back and forth and pasting values from the listing to excel model. On average I spent hours every week doing this. Now I spend 5 minutes a day and its so much more fun. Because it is fun, I do more analysis and I am able to find better deals and move fast on them also. Hope this helps! P.S - Its a super scrappy version for now.
